Have you known a person who was born in prison and still emerged a great person and a psychologist? So I was privileged to meet and interview such a special person. Meet Shlomo Arad, a psychologist, lecturer and above all a human being. A different and extraordinary podcast from what I have put up so far, because it deals a lot with personal development and the processes that motivate us. Shlomo Arad, a researcher, psychologist, mentor and organizational consultant, speaks for the first time about two of his books and the insights and processes from them that significantly affect our daily lives, relationships, the professional field, and will strengthen us with the individual and with the world. Why is it important for realtors to manage a buyer's schedule for property visits?

Approval in principle first and foremost - otherwise how will we get a deal?

Why, and how important it is to be prepared with in-principle approval in advance and as early as possible, so that if we have found the deal of our life we can move forward immediately, without questioning and without missing out. Especially in a market of realities and opportunities like today, it is worth being prepared immediately. Therefore, one of our tools to help our clients is direct contact with the bank and in-principle approval within 24 hours over the phone, when it usually takes 3 weeks for a meeting to take place - even if you are a veteran and everyone at the bank knows you. It is very important to go out looking for an apartment with in-principle approval in hand - and with us, it is the easiest thing in the country and free

I discovered something very interesting that no one told me.

I looked at our reports in recent years, and I noticed a crazy phenomenon. I noticed that in the last three years since the slowdown in sales in the real estate market, we continued to increase our sales rate. I didn't understand why. One important parameter was that we sold more luxury properties (everything over 5 million according to the Tax Authority is considered a luxury property and is taxed differently even if it is a single property). We noticed that luxury properties over 5 million in the city are selling unscathed and at a similar rate to other periods, relatively speaking, when the market, compared to other properties for home improvement and investment properties, is slowing down significantly. Conclusion? For those who have money, it doesn't depend on the market situation, and therefore, in the low or high price or the sales rate of real estate, luxury properties are sold at the same rate. Therefore, precisely in the low period, when the market is difficult, we must not be afraid to take "special" or prestigious properties. The buyer will appear in the high and low price periods.

Bridging the gaps, absorbing and filtering content (not promoting and sometimes offensive) between the parties. Filtering out irrelevant buyers and training (referring to financing, consulting and helping to mature a cross-deal of a house that the buyer is selling himself, for example) of potential buyers. Most of our relationships with buyers and sellers are close enough to tell one of the parties, "Enough with the nonsense, enough with the care, this is the deal you always wanted!" But I won't tell you how valuable a real estate agent is, an expert in his field. It's better for you to hear it from a veteran lawyer in town!

Keep the sweet taste - even when the deal ends

How can one dissatisfied customer become a negative ambassador that will negatively impact our reputation over time, and what to do to avoid this and be a champion in maintaining relationships along the way to a deal and also at the end. A sweet taste is all that needs to remain in the end.
